Terms and Conditions

These are our standard Terms and Conditions for making a booking and staying at Apartment 4, Roches Rouges C. If you have any questions then please don't hesitate to Contact Us. On completion of your booking form and payment of your deposit it is assumed that you have read and agreed to our Terms and Conditions.

Please ensure you have read these carefully.

Payments and Deposits

On completion of our booking form, 20% of the total cost of your accommodation is required to secure your booking.  This deposit is non-refundable. The remainder of your payment will be invoiced to you 6 weeks prior to your holiday. If you make a reservation less than 6 weeks in advance of your holiday the full amount is due at the time of booking.  Cheques should be made payable to ‘Mrs R Thomas’ and sent to: 2 Sondes Place Drive, Dorking, Surrey, RH4 3EG. Any payment received automatically acknowledges and accepts the booking conditions.  An additional cheque of £100/120€ is required as a cleaning deposit.

Rental prices are given in sterling.  Should you wish to pay in euros we have a euro bank account and can accept bank transfers as a method of payment.  We cannot accept euro cheques.  Please ask us for details.

Damage deposit-On your arrival you will be met by our agents in resort, Tignes Spirit.  Once you have been shown around the property and viewed the inventory you will be asked to give your credit card details to cover the damage deposit of £250.00.  Charges will only be made to your card at the end of the letting period when a representative from Tignes Spirit has viewed the condition of the property.

If there is any damage to the property at the end of the rental period and the cost of which exceeds the damage deposit, then the excess amount will be invoiced to the tenant/s and settlement is expected within 21 days of invoice.


Cancellation Policy

In the event of you not being able to take your holiday and therefore no longer requiring accommodation you are required to inform Mrs R.Thomas in writing as soon as you can at 2 Sondes Place Drive, Dorking, Surrey, RH4 3EG.  We will immediately attempt to re-let the property for the whole period of the booking. If we are successful in re-letting the property for the whole period we shall refund all the monies paid less an administrative charge of £50.00 per booking.  If we are unable to re-let the property the following applies.

§               Cancellation more than 10 weeks prior to your holiday you will forfeit your deposit.

§               Cancellation between 2-10 weeks 50% of your total accommodation costs will be refunded to you.

§               Less than 2 weeks prior to your holiday you forfeit 100% of your accommodation costs.

A cancellation invoice can be issued to you for the purpose of claiming any losses from your insurance company.

In the unlikely event that the property is not available or has been rendered unsuitable for holiday letting (e.g. water damage/fire damage) on the date booked we will aim to offer you alternate dates, or a refund of all monies paid.

Period of Hire

Your accommodation will be available after 3pm on your day of arrival.  You must vacate the property by 10am on the day of your departure.  You will need to advise us of your arrival and departure times so that we can organise for our agents, Tignes Spirit to check you in and out of the property.


During your stay at Roche Rouge 4 all guests must behave in an acceptable manner.  You are expected to obey the rules of the building showing respect for other residents.    We reserve the right to enter the accommodation at any reasonable time for purposes of inspection or to carry out necessary repairs or maintenance.  If it is felt that your behaviour is threatening to the property or local residents we reserve the right to cancel our agreement with you and ask you to vacate the property.

Care of the Property

Clients must take reasonable and proper care of the property and its contents.  This includes any furniture, pictures, fittings and effects in or on the property, leaving them in the same state of repair and condition and in the same truly clean and tidy condition at the end of the rental period.   Although you may not be charged for minor breakages such as glasses and cups, the client is responsible for all damage or breakages. Tignes Spirit (our agents in resort) will inform us of any breakages and additional cleaning that may be required and this will be deducted from your cleaning deposit of £100/120€ required at the time of booking.

Security and safety

In the event of injury, we accept no liability for accident, injury, loss or damage sustained by any residents, their family, visitors, vehicles or personal effects however caused

We have made every effort to ensure that the property is secure.  Building Roche Rouge C has a security code on the main front door restricting who can enter the building.  We cannot accept any liability for any loss of property or theft from within our premises including the ski locker.  It is not recommended that you leave personal items on the balcony. 

In the event that you mislay or lose a set of keys to the property or ski locker you will be expected to pay for replacement locks and spare keys in time for the arrival of new guests.

Number of guests

Roche Rouge 4 sleeps a maximum of 6 adults and 1 baby sleeping in a travel cot.  There is space for only 1 travel cot when the property is full.  All guests must be named on the booking form and clients must not exceed 7 persons at anyone time.  Children under the age of 6 are not permitted to sleep in the top bunk beds for safety reasons.

Right to refuse

As proprietors we reserve the right to refuse any booking and in exceptional circumstances, to cancel, modify or alter arrangements made for the client. We reserve the right not to accept a booking or refuse entry if any of the booking conditions are not met, and to order any unauthorised person off the premises. We do not accept all single sex, stag or hen parties.

Smoking Policy

Clients are reminded that the Roche Rouge apartment is non-smoking.
Smoking is not permitted on the balconies, corridors or entrance ways.


The heating and hot water in the apartment is controlled within the entire building and cannot be adjusted directly within our apartment.  The temperature is set for the winter season to ensure a comfortable living space.  Tignes being at a very high altitude can have particularly cold weather so please ensure that you come prepared with warm clothing.  There is usually an abundance of hot water.  Should you need to dry wet ski clothing for the next day tumble dryers are available in the Lavachet launderette.


Pets are not allowed in the property.

Babies and children

In order to make your holiday as stress free as possible we have a number of baby products available to you during your stay such as a travel cot (excluding bedding), highchair and a 3 wheeled buggy (needs to be booked in advance).  Please ask us for more details.
